TEAM PROFILE

MICHAEL SPARTALIS

Director, Registered Architect and Registered Builder

Role at EEKOS: Project Lead, Design Strategy, Defect Analysis, Technical Oversight.

Background

Michael founded EEKOS in 2010 and is also the Director of CONSPAR, a building repair and waterproofing specialist established in 1969. The combination is unusual in the WA market — a registered architect with active registered builder credentials, leading both a design practice and a construction remediation practice in parallel.

His early architectural career was with national firms working on complex commercial and multi-residential projects across Perth, the greater metropolitan area and the South West. Since founding EEKOS, the project portfolio has expanded to include heritage hospitality, aged care upgrades, residential and remedial work for strata and commercial property owners.

Why the dual practice matters

Most architectural practices work on new design problems. Most building repair specialists work on existing building failures. Michael works on both, which means design decisions at EEKOS are made with a clear view of how buildings fail in practice — what causes water ingress, what causes concrete degradation, where detailing typically breaks down, and where short-term cost decisions create long-term liability.

This shows up in the design work as a bias toward durable detailing, considered material selection and constructability — designs that can be built well by trades on site, not just drawn well in the office.

Project experience

  • Mary Street Residence, Highgate — High-end residential project with strong architectural and interior integration.

  • Hellenic Community Aged Care, Dianella — New two-storey administration building and broader facility upgrades.

  • Rose Hotel, Bunbury — AHA award-winning heritage redevelopment.

  • Freo.Social, Fremantle — Adaptive reuse of a heritage site into a music and hospitality venue.

  • Concrete and waterproofing remediation portfolio — Defect diagnosis and structural repair across multi-storey and strata buildings throughout WA (via CONSPAR).

Specialist skills

  • Defect diagnosis and building remediation

  • Architectural design and project strategy

  • Consultant coordination and project leadership

  • Durable detailing and risk reduction

  • Regulatory and compliance navigation

Approach

Michael leads projects with a structured, staged process designed to keep owners informed and in control of decisions at each step. The EEKOS three-step model — Initial Site Meeting, Concept Design, Design Documentation and Approvals — reflects the same logic he has applied at CONSPAR for over a decade: confirm the brief before committing to design fees, define the scope before committing to construction.
