A CLEARER WAY TO START YOUR ARCHITECTURAL PROJECT

STEP-BY-STEP

Good architectural outcomes start before drawing begins.

 

At EEKOS, we take time at the beginning to properly understand your property, your goals, the opportunities, the constraints, and the likely approval pathway. Our process is staged so that each step has a clear purpose, fee and outcome.

 

You are not locked into the full architectural process from the outset. Each stage is separately quoted and agreed before proceeding, allowing you to remain in control as the project develops.

STEP ONE

INITIAL PAID SITE MEETING + RETURN BRIEF

Step 1 establishes the project direction before design fees are committed.

We meet with you at the property to understand what you are hoping to achieve, review the existing building and site conditions, discuss opportunities and constraints, and identify the most appropriate next steps.

This stage typically includes:

  • Definition of project goals, scope, budget expectations and timing.

  • Identification of site opportunities relevant to the brief.

  • Review of existing building and site conditions.

  • Early assessment of planning, building and approval requirements.

  • Identification of any specialist input required (survey, engineering, heritage, etc.).

  • Written return brief documenting the above.

 

Typical fee: $495 + GST, plus travel where the property is more than a 45-minute drive from our Inglewood studio.

 

Outcome:

 

A written return brief defining project direction, scope, key considerations and recommended next steps.

 

There is no obligation to proceed beyond Step 1, and the return brief is the owner's to use independently.

 

The return brief gives owners a defined position from which to make decisions about Step 2 and beyond.

STEP TWO

CONCEPT DESIGN

Once the return brief is agreed, we provide a separate quotation for the Concept Design stage before any further work proceeds.

 

This is where the brief is translated into an initial design response. Depending on the project, this may include concept plans, design options, planning review, spatial testing, staging advice and coordination with relevant consultants.

This stage may include:

 

  • Preparation of concept plans and design options.

  • Review of how the proposal responds to the site, existing building and brief.

  • Consideration of planning requirements, appearance, functionality, staging and budget.

  • Coordination with consultants where required, such as planning, engineering, heritage, access or building surveying.

  • Refinement of the preferred concept before moving into approvals or documentation.

 

Outcome: A concept design that captures the agreed brief and gives you a clear direction before committing to detailed design, approvals or construction documentation.

STEP THREE

DESIGN, APPROVALS + DOCUMENTATION

Once the concept direction is agreed, we provide a separate quotation for the next stage of architectural services.

 

The scope is tailored to the needs of the project. Some projects may only need approval drawings, while others may require full design development, consultant coordination, detailed documentation, tendering and construction-stage support.

This stage may include:

  • Design development.

  • Consultant coordination.

  • Development Application drawings and documentation, if required.

  • Building Permit drawings and information.

  • Detailed construction documentation and specifications.

  • Assistance with builder pricing, tendering, contract administration or delivery.

 

Outcome: The agreed concept is developed into the level of documentation required for the project, whether that is a limited approval submission, a building permit package, or a full architectural service through to construction.
